The Chance to Purchase a Property Through Your SMSF #retirementplanning #propertyinvestor
Description
If you have the chance to purchase a property that you run your business out of, it is a really good idea to consider doing that within a self-managed super fund. It separates the ownership from the business and yourself, to the ownership of that superannuation entity.
Superannuation is a beautiful tax environment - 15% on earnings in accumulation phase, and then in pension phase that falls to 0%. It also allows your business to have a tax deduction being that rent expense, which is paid to your superannuation fund, so that money still stays within the family, which is you and your wealth accumulation.
It is a really good strategy, you just need to make sure that there is enough wealth inside your self-managed super fund that it's not just that property there. Property is expensive, and you want to still have a diversified fund and investment portfolio, especially as you approach retirement and need liquidity within the fund to be able to fund pension payments.
There's quite a lot to think about, so definitely engage with a financial advisor and an accountant to see if that's a good idea for you.
